Description

Situated in the rugged coastal location of Roaring Water Bay, an existing timber frame dwelling will be replaced with our newest Passive House in West Cork. To the west of the site, gardens slopes gently towards an adjacent active pier, with existing mature hedging proving shelter from the access road to the north. A copse of trees on the eastern boundary affords privacy from the neighbouring dwelling. The site benefits from expansive views across the bay towards nearby Mount Gabriel and Kilcoe Castle. Maximising these spectacular views became a key driver of the design, while in turn creating a comfortable dwelling that provided sheltered and peaceful outdoor spaces to connect the interior to the surrounding landscape.

The proposed new dwelling will be located in the same general area as the existing dwelling, to the east of the site thus reducing the overall impact of development on the site. A 2-storey element runs parallel with the access road with a new pedestrian entrance formed in the boundary wall, allowing easy access to the bay below. This section contains the main entrance, utility, art room and living room connected at ground floor level, with bedroom accommodation above.

A single storey element sits to the south, angled to best avail of the views to the south and west. This contains the kitchen and dining room. A flat roof section connects the 2 main elements, providing a reading nook at ground level and a private, sheltered terrace above, accessed from the master bedroom. Below, the terrace forms shelter for a private decking area, accessed by the reading nook and dining space which afford panoramic views across the bay.

A private and sheltered courtyard is formed between the 2 sections of the dwelling. Accessed from the kitchen and art room, it captures ample morning light and connects the dwelling to the parking area to the east. parking area formed between the dwelling and the existing garage. A recessed entrance allows quick access from the parking zone into the utility room.

The predominant material of the dwelling will be slate which will be provided to the roof and majority of the walls. Timber accents will be provided at the recessed front and utility door areas, as well as at the covered external area to the west. These traditional materials are natural and robust, providing some much-needed protection for a dwelling in such an exposed coastal location.
